Diese soll zum einen die ideelle Ausrichtung des Wohnprojektes langfristig sicherstellen. Zum anderen wollen wir das Projekt flexibel gestalten, sodass alte Mitglieder aus- und neue Bewohner*innen wieder einziehen k\u00f6nnen &#8211; ohne Streitereien um Eigentumsanspr\u00fcche. Daher haben wir uns f\u00fcr eine <strong>Eigentumsstruktur entschieden, die von uns Individuen unabh\u00e4ngig ist und langfristig eine solidarische, gemeinwohlorientierte Wirkung<\/strong> verfolgt.<br>Wir haben das Haus gekauft, um weiterhin Mieter*innen zu bleiben. Der Vorteil: Wir verwalten das Haus selber und k\u00f6nnen somit \u00f6kologische Sanierungsma\u00dfnahmen endlich durchf\u00fchren.<\/p>\n\n\n\n<h3 class=\"wp-block-heading\">Das Modell<\/h3>\n\n\n\n<p><br>F\u00fcr den Hauskauf haben wir zwei voneinander unabh\u00e4ngige Organisationseinheiten gegr\u00fcndet \u2013 n\u00e4mlich einen Mieterverein und eine Haus GmbH. Der Verein wird sich mit der GmbH vergesellschaften. Diese Struktur hat es uns erm\u00f6glicht im November 2024 ein Teil des Mietsh\u00e4user Syndikats zu werden, sodass das Projekt langfristig vor einem Wiederverkauf gesch\u00fctzt ist.<\/p>\n\n\n\n<figure class=\"wp-block-embed is-type-video is-provider-youtube wp-block-embed-youtube wp-embed-aspect-16-9 wp-has-aspect-ratio\"><div class=\"wp-block-embed__wrapper\">\n<div class=\"ast-oembed-container \" style=\"height: 100%;\"><iframe loading=\"lazy\" title=\"Das Mietsh\u00e4usersyndikat | ARD-Sendung Bauen+Wohnen vom 10.05.2009\" width=\"500\" height=\"281\" src=\"https:\/\/www.youtube.com\/embed\/kxRNoqwXQBQ?feature=oembed\" frameborder=\"0\" allow=\"accelerometer; autoplay; clipboard-write; encrypted-media; gyroscope; picture-in-picture; web-share\" referrerpolicy=\"strict-origin-when-cross-origin\" allowfullscreen><\/iframe><\/div>\n<\/div><\/figure>\n\n\n\n<p>Das Mietsh\u00e4user Syndikat ist eine Organisationsstruktur f\u00fcr und von unkonventionellen Hausprojekten. Die Idee dahinter: unser hauseigener Mieterverein vergesellschaftet sich mit dem Mietsh\u00e4user Syndikat in der Krausfeld GmbH. Da Hausverein und Syndikat in Grundlagenfragen jeweils eine Stimme haben, kann eine Ver\u00e4nderung der Eigentumsverh\u00e4ltnisse nur mit Zustimmung beider Gesellschafter beschlossen werden. Damit hat das Syndikat ein Vetorecht, das verhindert, dass das Haus verkauft oder in Eigentumswohnungen umgewandelt wird. So werden auch in 20 Jahren keine Beschl\u00fcsse gefasst, die gegen die in unserer Satzung festgelegten Normen versto\u00dfen. Bis der Bankkredit getilgt ist, werden mindestens 30, wenn nicht sogar 40 Jahre vergehen. Das ist eine lange Zeit, doch was passiert danach?<br><br>Sobald wir von dem Mietsh\u00e4user Syndikat aufgenommen werde, flie\u00dft ein Teil unserer Mieten oder die k\u00fcnftiger Hausbewohner*innen in einen Solidarfonds des Mietsh\u00e4user Syndikats ein. Unser Solidarbeitrag erh\u00f6ht sich \u00fcber die Jahre, n\u00e4mlich im Verh\u00e4ltnis zur reduzierten Kapitallast &#8211; also dem, was wir f\u00fcr die Tilgung von Krediten und Zinsen aufbringen. Der Solidarbeitrag wird genutzt, um neue Hausprojekte bei der Gr\u00fcndung zu unterst\u00fctzen.
